Years ago, we were just music studios with a nice little cafe attached.

Now the Cafe has become so popular that some people are beginning to think The Premises is a great restaurant with studios out the back.

Brilliant food all day every day, from English breakfast grills & yummy lunch specials to the fabulous Turkish dishes that Ali and his family create in the evenings: charcoal grills, meze, salads, pasta, fish, rice… Opening hours: 8am to 11pm.

The Premises Studios is a music studio complex based near Hoxton in Hackney, London.

Originally housed across two Victorian terrace houses at 201–203 Hackney Road, London, the studios were opened in 1986 by two local jazz musicians, Dill Katz and Colin Dudman, as a cost-effective alternative to London's more established music studios.

[9][10] In 1998 the charity purchased the freehold of neighbouring properties and secured the future of the studios in their current location at 205–209 Hackney Road, although the original 201–203 Hackney Road studios have remained within the greater complex as long let studio spaces.

[18][19] On 7 June 2007, lead singer of Razorlight, Johnny Borrell recorded a song for Friends of the Earth as part of the Big Ask Campaign in the new solar-powered studio.

In the early days of the studios being based at 201–203 Hackney Road, a mixture of studio staff and musicians staffed the café.

First however, check that your premises has the correct license from the local council which gives you permission to serve the food and drink you will be serving.

Here is a rough guide to the permitted usages that high street buildings tend to have: If your proposed premises do not already have A3 permission, you will need to apply for permission from the council to change the use.

There can be certain restrictions on the number of properties allocated A3 usage in high street locations, so bear this in mind when consulting the council.

It is often worth sending a letter of enquiry to the relevant planning officer before applying for full planning permission, as a letter is free, and saves you wasting time over a property which they can immediately tell you would not be given adequate planning.

There often can be certain exceptions to the general planning rules, for example, in areas of regeneration, where the council can be more supportive of change of use applications to ensure properties are filled.
